Home Inspections

We provide full-service home inspections that take a thorough look at every part of your home, including the interior, exterior, electrical systems, appliances, attic, crawlspace, and more! Our findings are then compiled into a detailed but easy-to-read report that is released to you same-day!

CL-100 Inspections

CL-100 inspections, also known as a ‘wood-destroying organism inspection’, are an extremely important inspection to have done, especially in South Carolina! During a CL-100, our inspectors will examine the home at the ground floor level and below for signs of active or previous termite infestations, wood destroying fungi, or other wood-destroying pests. The findings are then compiled into a report and released to you same-day!

Pre-Drywall Inspections

Pre-Drywall inspections are, as the name implies, is an inspection performed before the drywall is hung. This allows the inspection of parts of the home that would otherwise be inaccessible once built. During a pre-drywall, our inspectors will analyze the foundation, footing, framing, HVAC, electrical, firestops, and more. These findings will then be compiled into a detailed report and released to you the very same-day!

Mold & Indoor Air Quality Testing

Mold growth is common in homes and many types of mold can pose a health risk to human. During a Mold and Indoor Air Quality Test, our inspectors will analyze the home for sites of possible mold growth and take samples of the interior air. These samples are then sent to a certified lab which will analyze the samples and determine the amount and type of mold spores present.

Lead Based Paint Testing

Lead poses an extreme health risk to humans and can be found in many homes built before 1978, and the majority of homes built before 1940! During a lead based paint test, our certified inspectors will collect samples of paint from the home and then send them to a certified lab. The lab will analyze the samples, and then present a report detailing whether or not the paint meets minimum approved EPA standards.

Well Water Testing

Well systems can contain many harmful bacteria or other contaminants that can be harmful if ingested. During a well water test, our inspectors will collect samples of the water from the well system and send these to a certified lab. The lab will analyze these samples and then present a report detailing any contaminants found in the water.

How Are the Estimate Report’s Prices Estimated?

Behind the scenes, our support staff performs market surveys daily across the region, aggregating the labor and material costs for thousands of different repairs. Once compiled, the prices are entered into a learning database along with real-time feedback loops for actual repair jobs from preferred partners.

Google StreetView and MLS images, drone flyovers, survey information and more are utilized to create an incredibly detailed picture of your home, its features and location. 

Then, our skilled Pricing Experts manually review EVERY home repair estimate report to make sure it is accurate, realistic, and ready to go. It’s why we’re trusted by thousands of real estate agents and their clients as a one-stop source for inspections and price estimates.

How Accurate Is the Estimate Report?

In studies conducted with real-life reports we have found our reports are 98% accurate when it comes to true repair cost. And while we cannot guarantee our pricing in any way (there are too many variable and potential underlying issues that we may not be made aware of) – outside of an onsite inspection by multiple contractors our repair pricer reports are the MOST accurate and reliable option out there.

How Long Does the Estimate Report Take To Generate?

We understand that during the home purchase process, time is extremely valuable. That’s why we promise to have every pricing report completed in approximately 24 hours of when the home inspection report is released, with an option to expediate the process for $40.

This warranty provides coverage for 90 days post-closing, or for 120 days post-inspection.

$2,250.00 of coverage for appliances, without limitation to age!

Electric and Plumbing Coverage

$2,250.00 of coverage for electric and plumbing.

$2,250.00 of HVAC coverage.

$1,000.00 of roof coverage.

Structural Coverage

$2,250.00 of structural coverage.

Termite Coverage

This policy covers any and all extermination costs for subterranean termite infestation if or when needed during the warranty term.

FAQ

  • No! There are no deductibles or service fees. For roof leak or mold reimbursements, the consumer is responsible for the first $250 of repair expenses incurred. The program reimburses them for the balance up to $3000.

  • Yes! Homeowners are able to choose what contractors / companies that they choose to submit estimates from.

  • Major appliances that are inspected and found to be free of defects are covered. This coverage is without limitation to age!
